This case concerns the legality of a transaction for the sale of state land and the consequences of the nullity of such a transaction.

Considering the long-established and rather business-unfavourable case law of Lithuanian courts in acquiring and leasing state-owned land, this case was extremely complicated. It addressed complex legal issues in land and construction law, including whether an unfinished structure entitles its owner to acquire rights to the state-owned land and the consequences to be borne by the state as a result of illegal transactions concluded by state institutions.

This case is exceptional and significant in Lithuanian case law, as it is one of the few cases in which the court ordered the state not only to return the price received for the state land, but also to pay compensation to the client for the property that is taken due to the fault of the state institutions.
